Discovery Dunes

Overview

Discovery Dunes is Discovery Land Company's first Middle East project, developed with Dubai South Properties in the golf district of Dubai South beside the Jetex private jet terminal. Its Tom Fazio course, the first in the UAE, opened to members in December 2025. The structure is unusual. It is a private members club of roughly 340 memberships, of which around 198 are land plots, and buyers are vetted through an application process. Membership comes with ownership and cannot be bought separately.

Lifestyle

Members buy a plot and build with an approved architect, among them Olson Kundig and Champalimaud, or from the Discovery Builders catalogue. The Lakehouse is complete and operating. Membership carries lifetime golf access, extends to immediate family including unmarried children up to 23, and includes Discovery Downtown, the group's private city club, alongside concierge, the private jet terminal and helicopter services. There is no tee time policy and no visitor golf.

Investment Potential

The membership structure is the whole point and it is what a buyer must understand first. You are joining a club as much as buying land. Three things are not published anywhere and should be established directly with the developer before you commit: the initiation fee and annual dues, whether the title is freehold, and what happens on resale, specifically whether a purchaser must be re-approved by the club and whether membership transfers with the land. For a Discovery Land community those resale mechanics carry more weight than the plot price.
