Downtown Dubai is Emaar's two square kilometre district around the Burj Khalifa, the Dubai Mall and the Dubai Fountain. Prime residential sits in the Opera District, laid out around Dubai Opera, which opened in 2016 with 2,000 seats. Emaar's towers there include Il Primo, Forte, Grande and Act One Act Two. Investment Potential

Downtown is the prime Dubai address where the binding constraint is height, since the land was built out long ago. Scarcity is expressed through floor level, aspect and the number of apartments in a building. A four bedroom in a 119-apartment tower behaves very differently from a four bedroom in a 700-apartment tower on the same street. Service charges and any restrictions on short-term letting vary by building and are worth establishing early.
