Investment Potential

Emirates Hills is the one prime Dubai address where you are usually buying a plot and a design. The house comes afterwards and you commission it, which makes valuation more individual than anywhere else in the city, since two neighbouring plots can carry entirely different build costs and approval histories. Ask early about the design covenant and what the plot permits, the age and specification of any existing structure, and whether the seller has drawings or approvals that transfer. Golf membership is separate from ownership.
