Emaar's Dubailand masterplan, in construction
Emaar launched The Oasis in June 2023 as a masterplan of more than 100 million sq ft in Dubailand, off Sheikh Zayed bin Hamdan Al Nahyan Street. It provides for over 7,000 residences across phases including Palmiera, Mirage, Address Villas Tierra and the Lavita mansions. Nothing has been handed over. Infrastructure works began in October 2024, Palmiera is scheduled for the fourth quarter of 2027, and Address Villas Tierra is targeted for 2028. Anyone buying here today is buying off-plan or on resale from a first-phase buyer.
Emaar's plan includes lakes, water canals, parks and swimmable lagoons, with a stated 1.5 million sq ft of retail and a central boulevard. None of it is built yet. Existing schools and healthcare are outside the community, with GEMS New Millennium School and Ranches Primary nearby, and King's College Hospital London at Dubai Hills around twenty minutes away.
Treat this as a construction programme, because that is what it is until late 2027. The questions that matter are which phase a unit sits in, what its escrow and payment plan look like, and what the resale premium is over the original Emaar price, since Palmiera sold out from the developer and now trades on resale. The 25 per cent green and water figure and the twenty minute drive to Downtown both come from Emaar's launch material, and no independent measurement exists.
