Overview

Nakheel began reclamation at Palm Jumeirah in 2001. Land and basic infrastructure were in place by 2004, building began in 2006 and the first residents moved in during 2007. The island is a trunk of apartment buildings, a spine, residential fronds lettered A to P, and an outer crescent of about 17 km carrying the hotels and resorts. KEO, the consultant that designed the villas and supervised construction, puts the total at 1,400 villas across the fronds in three categories: Garden Homes, Town Homes and Signature Villas. The price range shown reflects current Private Office listings.

Lifestyle

Palm Jumeirah Mall, Golden Mile Galleria, The Pointe and the boardwalk cover retail and dining, with Atlantis The Palm and Aquaventure at the head of the crescent. Regent International School and the Jumeirah International and Blossom nurseries are on the island, with Medcare Medical Centre and the Dubai London Clinic for day to day healthcare. The monorail runs the length of the trunk from Atlantis to Gateway, where it meets the tram and the metro.

Investment Potential

Two things decide value here and neither is obvious from a listing. The first is the frond position and orientation, since one side faces the Marina skyline and the other faces Burj Al Arab, and the tip commands a premium over the base. The second is condition, because much of the villa stock is close to twenty years old and renovation quality varies enormously. Worth knowing before you view: beach frontage on the fronds is shared between the owners of that frond, so no villa has a beach entirely to itself. Service charges differ by product type across the island and are worth checking against the specific title.
