The World Islands

Island residences reached by sea or air

Beachfront villas, off-plan

Overview

The World is a group of 300 reclaimed islands announced in 2003, with reclamation finished in 2008 and development stalled for years afterwards. Only a handful of islands are operational today, among them the Anantara resort and the Heart of Europe cluster. The residential story is Amali Island, a merger of the Uruguay and Sao Paulo parcels being developed by Amali Properties across roughly 1.2 million sq ft. It is 24 residences, under construction, with completion stated for the first quarter of 2027. Nothing has been handed over. The price range shown reflects current Private Office listings.

Key Highlights

  • Amali Island is 24 residences on the merged Uruguay and Sao Paulo parcels
  • Developed by Amali Properties, with completion stated for the first quarter of 2027
  • Marine works and infrastructure were reported over half complete in December 2025
  • Reached by boat or helicopter, with a private berth per residence
  • Interiors delivered in two schemes by HBA Residential

Lifestyle

There is no road or bridge. Access is by private boat or helicopter, with parking provided on the mainland and a crossing of under ten minutes. The scheme includes a clubhouse of around 10,000 sq ft with a spa, gym, restaurant, pools and a floating padel court, and up to 50 metres of private beach per villa. A floating helipad forms part of the announced plan and has not yet been built.

Investment Potential

This is an off-plan purchase on an island where the developer is building its own infrastructure, including a utility hub and substation. Before committing, establish the escrow and title position with the developer and the Dubai Land Department, along with service charges, berthing arrangements and how medical and emergency access will work. One point of accuracy: villas here are sometimes marketed with Bulgari or Hermes themed interiors. Those are design references chosen by the seller. The residences carry no branding from either house, and the Bulgari branded product in Dubai is a separate Meraas development on Jumeira Bay.
