Emaar unveiled Polo Homes in 2007 and delivered it in 2009 as 71 detached villas set around the polo fields of the Dubai Polo and Equestrian Club, inside Arabian Ranches. At launch, plots ran from 15,551 to 39,611 sq ft with built-up areas of 6,777 to 15,563 sq ft, which places these among the largest private plots in any Emaar community. Villa types are lettered, with A, B, D, F and K in circulation. The price range shown reflects current Private Office listings.

Lifestyle

The Dubai Polo and Equestrian Club runs two polo fields, practice grounds and equestrian arenas, with dining overlooking the arenas and an equine clinic on site. Arabian Ranches Golf Club, an 18-hole Nicklaus Design course opened in 2004, sits within the wider community, as do Jumeirah English Speaking School and Ranches Primary School. The Ranches Souk covers everyday shopping.

Investment Potential

Seventy-one villas exist and no more will be built, on plots that no current Dubai masterplan repeats at this price. Buyers here are trading plot size and privacy against distance from the coast, which is around half an hour away. The stock is fifteen years old, so the same condition question applies as in any Emaar community of that era, and several of the larger homes have been extended or remodelled since handover.
