Dubai Hills Estate is a joint venture between Emaar and Meraas covering 11 million sq m, roughly 2,700 acres, positioned as the first phase of Mohammed Bin Rashid City. The masterplan provides for more than 4,400 villas and townhouses alongside around 22,000 apartments, with 1.45 million sq m of parks and open space and a 54 km cycle route. Villa sub-communities include Golf Place, Sidra, Maple, Fairway Vistas, Majestic Vistas and the Emerald Hills plots. Several are still handing over.
The golf course and clubhouse anchor the community, with 1.45 million sq m of parks including the 180,000 sq m Dubai Hills Park and a 54 km cycle route. Dubai Hills Mall handles retail and dining. King's College Hospital London sits inside the community, and schools include GEMS Wellington Academy and GEMS International School.
Dubai Hills is large enough that the sub-community matters more than the address. Emerald Hills sells plots of roughly 7,000 to 21,000 sq ft for owners to build on, Golf Place delivers finished villas of roughly 5,000 to 7,000 sq ft, and Sidra and Maple are townhouse product on much smaller plots. Several phases including Address Villas Hillcrest, Majestic Vistas and Park Gate are still completing, so check what is under construction next to any home you are considering.
